Whats happening in Warragul

I started in Real Estate in 2014 shortly after Heywood & Co opened their doors, to build our rent roll. At the time, there were obvious developments taking place throughout the Drouin and Warragul area but were in the earlier stages. Upper market rental properties, such as new homes were averaging around $350 to a maximum of around $370 per week in rent. Using Waterford Rise Estate as an example, flash forward to 2017 and the estate has grown significantly – and so have rental prices. New homes now average $380 per week on the lower scale, with tenants prepared to pay premium prices up to $460 a week to secure homes that have all the extras.

A noticeable change since 2014 is that we have a growing number of people moving into Warragul and surrounding areas; with a notable spike since 2016 with 38% of our new tenants having relocated from outside the Baw Baw region.

Compared to city markets – not just Melbourne, but interstate rental markets too, we have affordable housing. I believe this is just one of the reasons our region is becoming so attractive.
